The Smart Deal System (SDS) functions as a B2B platform, designed for cooperation between IVD agents. It aims to systematically connect property listings with qualified search profiles. For sellers, the advantage is that their agent can specifically introduce the property into a network of qualified colleagues. The listings are not public but are made accessible to selected agents, groups, or the entire IVD network to achieve maximum reach with suitable buyer groups and thus shorten the marketing duration.
Prospective buyers, through SDS, gain access to an expanded property pool with a stored search profile. This transforms the search for a desired property into a structured process and enables the systematic identification of suitable offers. It does not replace the personal service of an agent but expands it with an efficient digital framework. The listing agent retains control over the visibility of information and the conditions for cooperation, which includes aspects such as commission sharing, responsibilities, and publication rights.

Carolin Hegenbarth, Federal Managing Director of the IVD, stated that the Smart Deal System aims to establish a new standard for cooperation and fairness in the real estate market. The goal is to provide real estate companies with a digital platform that enables more successful execution of joint transactions. Professional collaboration is becoming increasingly important in an ever more demanding market environment.
The official launch of SDS took place at the German Real Estate Day (DIT) in Erfurt. The IVD is calling on real estate companies nationwide to actively participate and help shape the system. Industry representatives had already registered as pilot users in advance and successfully completed initial joint transactions. Ms Hegenbarth emphasised that the Smart Deal System represents a component of the IVD's strategic further development, which aims at strong digital networking within the industry. The association thus underpins its claim to actively promote innovation and offer members concrete solutions for the challenges of a changing real estate market.
