KAPPE Projektentwicklung GmbH has commenced the marketing of the fully let 'K 10' serviced apartment property in Braunschweig. The asset is located on Kaiserstraße and was handed over to operator Limehome as planned upon its completion in March 2026. Limehome, a well-established European brand, manages the property under a long-term lease agreement.
The 74 serviced apartments in the new building are used by both business and leisure travellers, with the average length of stay being approximately three nights. Operations at the property began in May 2026. The property is complemented by two separately leased residential units, expanding its range of uses.
High Occupancy and Sustainable Standard
The serviced apartment property has recorded high occupancy rates since operations began. In the opening month of May, this stood at 80 per cent, rising to 90 per cent in June, and has consistently remained above this level since July. This trend indicates robust local demand and corresponds with the average occupancy rates of the Limehome portfolio.
The new building was constructed to the 'Efficiency House 40' standard and met recognised sustainability criteria. The property has been awarded a BREEAM 'Excellent' certificate, fulfilling high requirements of the EU Taxonomy and applicable ESG criteria. KAPPE developed the building for long-term operation and is now addressing institutional and international investors with the fully let property. Hendrik Kappe, Managing Director of KAPPE Projektentwicklung GmbH, stated that they had successfully developed a modern and sustainable serviced apartment property that achieved above-average occupancy rates in its first months of operation. This development confirms the assessment that the Braunschweig location and Limehome's operating concept harmonise excellently, creating attractive conditions for investors.
Concept and Location Advantages
The building operated by Limehome comprises 74 modern one- and two-room suites, ranging in size from 21 to 39 square metres. The offering is complemented by communal areas, including a rooftop terrace. The fully equipped apartments feature high-speed internet and – depending on the category – a loggia, terrace, or rooftop terrace. Property management is handled via Limehome's technology platform, which digitally processes all operations from booking to check-in, check-out, and billing.
The 'K 10' serviced apartment property is situated in a central inner-city location. Shops, restaurants, and cultural facilities are within walking distance, as are significant attractions, including Dankwarderode Castle, the 'Alte Waage', and St. Andrew's Church. The main railway station and important interregional transport links are quickly accessible by public transport. Matthias Maas, Vice President Expansion DACH + BeNeLux, emphasised that Braunschweig as a location is compelling due to its economic strength and consistently high demand for accommodation. The concept creates a modern, flexible offering for business travellers and families planning longer stays. He expressed conviction in the potential of the location and the expectation to successfully develop the property long-term with their partner.
Braunschweig is the second-largest city in Lower Saxony and an established economic and research hub.
