The KARL-Group has taken over the commercial property previously used by Webasto at Seckerstraße 3 in Hengersberg as part of an asset deal. This site will undergo a repositioning as “K.PARK Hengersberg”. The property, strategically located on the A3 motorway, represents one of the highest quality commercial sites in Lower Bavaria. The total property comprises a plot of approximately 62,050 m² with a total rental area of around 15,800 m². This is divided into approximately 9,300 m² of hall space and around 6,500 m² of office space, constructed in 2013.
A key component of the transaction is the leaseback by Webasto, which will continue to occupy approximately 5,900 m² of hall space and around 1,900 m² of office space. The existing structures are characterised by high-quality fittings, including fully air-conditioned office spaces, complemented by canteen and social areas. The technical equipment, air conditioning, and room quality of the office units are considered contemporary for the Deggendorf district. Modern office spaces from approximately 150 m² and hall spaces from 800 m² to 2,500 m² are currently available. Reports of initial concrete rental inquiries for these units have been received.
Sustainability and infrastructure as the core of the development
The development of K.PARK Hengersberg focuses significantly on energy modernisation and improving the quality of stay and service at the location. A long-term lease agreement has already been concluded with an established, locally based catering company for the planned canteen and event spaces. The aim is to develop the park into one of the most sustainable and future-proof commercial parks in the region.

Beyond the existing areas, the site has an undeveloped expansion area of over 20,000 m². This is intended for the establishment of additional companies in Hengersberg. This aims to create further development prospects for new jobs and sustainable growth in the region.
The location quality is underscored by the direct access to the A3 motorway and its central position between Regensburg and Passau. According to the KARL-Group's assessment, this offers optimal conditions for companies from industry, logistics, technology, and services. The repositioning as K.PARK Hengersberg will create a solid foundation for sustainable growth, economic dynamism, and additional employment in the region.
