Deep foundation work has begun for the “Schwarzwaldtrio” quarter south of Karlsruhe Central Station. The joint venture, consisting of JOHANN BUNTE Bauunternehmung SE & Co. KG and Kreer Development GmbH, is realising this project west of the southern station entrance. The designated plot covers a total of 4,257 square metres and was acquired from the City of Karlsruhe in April 2025.
The undertaking includes the construction of a high-rise building with a height of 70 metres. This building will house 192 micro-apartments and a long-stay hotel with 137 rooms. The development is supplemented by an adjacent five-storey car park, providing 65 parking spaces. A commercial area of approximately 100 square metres on the ground floor, facing the quarter's square, is also part of the concept.
In May 2025, the Berlin-based provider STAYERY was secured as the tenant for the long-stay hotel. This underscores the project's focus on modern accommodation concepts and temporary living. Following the issuance of the building permit in September 2025 and the completion of demolition work in April 2026, construction has begun with the deep foundation of the high-rise. These foundations consist of 79 bored piles, which form the static basis of the structure.
Sustainability Aspects and Construction Execution
In the realisation of “Schwarzwaldtrio”, particular emphasis is placed on energy efficiency. The new buildings are being constructed to the KfW Efficiency House Standard 40, which indicates low energy consumption. The primary energy factor will not exceed 0.3. Furthermore, certification by the German Sustainable Building Council (DGNB) in conjunction with the Quality Seal for Sustainable Buildings (QNG) is sought for the high-rise. This signals comprehensive consideration of ecological and economic standards throughout the building's entire lifecycle.
The turnkey construction is being handled by JOHANN BUNTE Bauunternehmung SE & Co. KG's Stuttgart turnkey construction branch at its Karlsruhe location. This central role in the realisation ensures coordinated and efficient execution of the construction process. The completion of the entire project is scheduled for 2028.
