Knight Frank Berlin's Residential Investment Team has completed a transaction in the residential development land segment. The brokerage involved five separate plots in Berlin-Pankow, located on Damerowstraße, Bleicheroder Straße and Hasseroder Straße. These areas are designated for residential development and represent an expansion of existing development activities in this Berlin district.
At the time of sale, preliminary building permits were already in place for the plots in question. These preliminary permits cover planned residential buildings with a total gross floor area of over 7,000 square metres. The existence of these preliminary permits signals an advanced planning phase and reduces the development risk for the purchaser.
Strategic Expansion in Pankow
The purchaser of the plots, Argos Real Estate GmbH, is further expanding its presence in northern Berlin with this acquisition. The consistent continuation of development activities in Pankow confirms the company's strategic focus on this location. Pankow is considered a dynamic area in the Berlin real estate market, which continues to show growth potential in the residential sector.
The development of the projects on the acquired plots is in different phases. For the projects on Hasseroder Straße and Bleicheroder Straße, construction is planned to commence immediately after receipt of the final building permits. This means that construction work can begin promptly as soon as the official approval processes are completed. A swift realisation of these projects is therefore a priority.
In contrast, for the plots on Damerowstraße, the comprehensive planning and development phase has already been initiated. This includes more in-depth preparations and detailed planning, which lay the foundation for subsequent construction work. The staggered project development enables an efficient allocation of resources and demand-driven management of the individual undertakings.
