CapMan Real Estate has successfully sold the "Campus" residential property project in Aarhus, Denmark, to the pension fund Lærernes Pension. Completed in 2023, the property is fully let and comprises 209 residential units and 63 parking spaces. This sale marks the fifth successful divestment from the "CapMan Nordic Real Estate III (CMNRE III)" fund.

CapMan acquired the project for the fund in 2020 together with the Danish project developer Nordstern. The fund's strategic focus is on project developments and properties with value-add potential in the Nordic metropolitan regions. The aim is to sell these properties to long-term core investors upon completion.

The "Campus" residential project is located in the Katrinebjerg district, in the immediate vicinity of Aarhus University. The building height varies between three and six storeys. The complex was designed by AART Architects, with a design that ensures harmonious integration into the surroundings. Conceived as a closed block, the building's architecture incorporates elements of older residential buildings in Aarhus with classic red brick and pitched roofs. A central, green inner courtyard forms the heart of the complex.

The property is certified according to the DGNB Gold standard, underscoring its sustainable construction and energy efficiency. Hasse Wulff, Head of Transactions Denmark at CapMan Real Estate, stated that the "Campus" residential project exemplifies the fund's value-add strategy. The successful implementation, from development to full occupancy, was a joint effort with Nordstern. With Lærernes Pension, a long-term oriented owner has been found for the property. Wulff emphasised that residential properties in Denmark represent a significant investment focus for CapMan and attract high interest from institutional investors in the DACH region. He highlighted Aarhus, alongside the Copenhagen capital region, as an attractive growth market.
