The cultural use of the Kulturbrauerei premises in Berlin-Prenzlauer Berg is guaranteed for the long term. Following successful negotiations, the lease agreement for the cultural spaces used by the State of Berlin has been extended for another ten years. The Main Committee of the House of Representatives has created the necessary conditions for this contract extension.

Cerstin Richter-Kotowski, State Secretary for Culture, emphasised in this context the importance of the Main Committee's approval for the long-term safeguarding of the Kulturbrauerei as one of Berlin's most diverse and vibrant cultural venues. Preserving the established mix of uses on the site aligns with the cultural policy interests of the State of Berlin. A long-term contract of ten years with an additional extension option was negotiated, which is regarded as a success. This outcome ensures the necessary planning security for the resident grant recipients Consense GmbH, Theater RambaZamba, and Haus für Poesie. Furthermore, it creates a reliable basis for other cultural players who lease spaces from the State of Berlin, and secures the cultural appeal of the location for the coming years.

Details of the Contractual Agreement

Tatjana Adams, a member of the management board of BIM Berliner Immobilienmanagement GmbH (BIM), explained that the long-term security of the cultural spaces in the Kulturbrauerei creates reliable framework conditions for the location and its cultural players. After approximately two years of negotiations, a long-term solution for the continued use of the spaces was achieved together with the owner. The lease agreement will be extended for ten years from 2027 and includes a tenant-side extension option for another five years.

The Kulturbrauerei comprises a total area of over 30,000 square metres and is one of Berlin's significant cultural sites. Its central location in the heart of Prenzlauer Berg contributes significantly to its attractiveness. The current contract ends at the end of 2026. BIM was commissioned at the beginning of 2024 to lead the negotiations for the long-term contract extension. The negotiation result secures the use of the cultural spaces, totalling 4,578 square metres, for a period of ten years, commencing from 2027. In addition to the lease extension, the owner annually provides funds to promote cultural activities on the premises.

Significance for Berlin as a Cultural Hub

The agreement underscores the commitment of the State of Berlin to the preservation and promotion of its cultural landscape. The extension of the lease for the Kulturbrauerei not only secures the physical space for established institutions and new initiatives but also consolidates the area's role as a vibrant centre for art and culture in one of Berlin's most dynamic districts. The contractually agreed planning security enables resident players to engage in sustainable programme design and further develop their offerings.
