The real estate company Livory has acquired another plot in Berlin-Lichtenberg at Siegfriedstraße 191. The site covers an area of 5,000 m². The aim of the development is to create a total of 9,515 m² of rental space, divided into residential and commercial uses. Specifically, 7,065 m² are designated for residential space and 2,450 m² for commercial units on the ground floor.
The seller of the property is Trei Real Estate GmbH. The parties agreed not to disclose the purchase price. With this acquisition, Livory is intensifying its activities in the Lichtenberg district, where the company is already developing the YUNA residential project with 124 rental apartments in Lückstraße, as well as 90 units in Eitelstraße. This strategic concentration underscores Lichtenberg's assessment as a location with continuously high demand for housing, established neighbourhood structures, and advantageous public transport links.
Architecture and features of the new building
The planned new building will feature a ceramic facade. A roof garden above the commercial areas is also planned and will complement the communal outdoor spaces. The apartments are primarily designed as two- to three-room units, which will make up approximately 80 per cent of the offering. The portfolio will be supplemented by one- and four-room apartments. The aim is for over 70 per cent of the residential units to be designed to be barrier-free. All apartments will have either a balcony or a terrace.
Location and infrastructure
The location in Siegfriedstraße benefits from good public transport connections. The Siegfriedstraße/Josef-Orlopp-Straße stop, served by tram lines 21 and 37 and bus lines 240 and 256, is in the immediate vicinity. Lichtenberg S+U-Bahn station, which offers connections to S-Bahn, U-Bahn, and regional transport, is within walking distance. Future improvements to the tram infrastructure in the surrounding area are planned. According to the current population forecast by the Berlin Senate, Lichtenberg's population is expected to increase by approximately eight per cent, or about 25,000 people, by 2040.
Manuel Al Hamwi, Head of Development at Livory, commented on the acquisition. He emphasised that Lichtenberg is one of Berlin's most dynamic residential locations with further growth potential in the coming years. The district meets the company's requirements for well-connected, established neighbourhoods with a long-term demand for housing. Livory is acting as investment and development manager for the property in the context of an investor mandate from Henderson Park. Legal support for the transaction process on the buyer's side was provided by the law firm POELLATH, while the global law firm Dentons handled legal representation on the seller's side.
