Mac Cosmetics has selected a new prominent space in Manhattan's SoHo district. The global make-up brand signed a lease for 5,325 square feet at 579 Broadway, between Prince and East Houston Streets. This was announced in a statement from the landlord's broker, Newmark. The new location will house the brand's next flagship store in this trendy shopping district.

The move represents a shift of merely two blocks. Mac Cosmetics previously resided at 506 Broadway, in the immediate vicinity of Bloomingdale's. The lease was signed on 25 August 2026. The landlord of the property at 579 Broadway, Lord Shivas Properties, was represented by Ariel Schuster, Michael Paster, and Logan Ryan of Newmark.

Michael Paster stated in an announcement that the new location, surrounded by brands such as jewellery maker Pandora and bohemian clothing store Free People Movement, was 'a natural fit for Mac Cosmetics'. The brand plans to occupy approximately 3,825 square feet on the ground floor and another 1,500 square feet in the basement of the five-storey building.

The exact term of Mac Cosmetics' lease and the rental demands were not disclosed. However, a report by CBRE showed that retail rents near Prince Street in SoHo averaged $1,408 per square foot in the second quarter of 2026. Mac will take over the retail premises in January. The current tenant, British fashion retailer AllSaints, will use the space until the end of the year. A spokesperson for AllSaints did not immediately respond to an inquiry regarding the company's future plans in the neighbourhood.

Mike O’Neill, Jason Greenstone, and Taylor Reynolds of Cushman & Wakefield negotiated the lease on behalf of Mac Cosmetics. O’Neill stated in an announcement that the lease offered Mac the opportunity to secure a highly visible location in the pedestrian zone. He expressed delight at being able to facilitate a transaction that provides Mac with a location optimally aligned with the brand's long-term retail objectives.

Lord Shivas Properties also owns the adjacent retail premises at 152 Mercer Street, which houses the US flagship store of luxury knitwear brand Extreme Cashmere.
