Mediation firm JAMS – an acronym for Judicial Arbitration and Mediation Services – is relocating its New York Resolution Center to the top two floors of the Rudin-managed 3 Times Square building. The global provider of alternative dispute resolution services will occupy 55,335 square feet across the 29th and 30th floors of the Midtown office tower, Rudin announced on Monday morning. The eleven-year lease agreement was first reported by the New York Post.
JAMS's move from its current offices at 620 Eighth Avenue, also known as The New York Times Building, is scheduled for the fourth quarter of 2027. Kimberly Taylor, CEO and President of JAMS, stated that JAMS has had a long-standing presence in New York and this move represents a significant investment in the company's future there.
Deal Execution and Property Development Details
Ken Rapp, Brendan Herlihy, and Ron Wade of CBRE negotiated on behalf of JAMS. Rudin was represented in-house by Kevin Daly, alongside Ron LoRusso, Lou D’Avanzo, John Cefaly, Michael Burgio, Dan Organ, and Paige Engeldrum from Cushman & Wakefield. The landlord and its brokerage team declined to disclose the asking rent. According to Cushman & Wakefield data, the average asking rent for prime office space in Midtown in the second quarter of 2026 was $88.50 per square foot.
The 925,000-square-foot office building between West 42nd and West 43rd Streets recently underwent an extensive redevelopment programme. Rudin and its joint venture partner Thomson Reuters unveiled a new lobby and a 16th-floor amenity space as part of this initiative. Michael Rudin, Co-CEO of Rudin, emphasised that JAMS's significant commitment to 3 Times Square underscores the market's continued demand for high-quality, well-located properties with first-class amenities.
Other Tenants at 3 Times Square
Other notable office tenants in the 30-storey tower include advertising firm Spectrum Reach, law firm Kilpatrick Townsend & Stockton, and beverage company Remy Cointreau. Touro University also leases a 243,000-square-foot campus within the tower. In April, global jewellery brand Pandora signed a lease for 4,107 square feet of ground-floor retail space.
