The owner-managed Dr. Peters Group has achieved important lease extensions within the framework of its closed fund DS-Rendite-Fonds GmbH & Co. Nr. 34 Geschäftszentrum Seelow KG (DS 34). These concern two long-standing tenants of the local retail centre in Seelow, established for over 30 years: shoe retailer Deichmann and drugstore chain Rossmann. These confirmations follow an earlier premature extension by food retailer Kaufland, one of the property's main anchor tenants.
Deichmann, which occupies a rental area of 450 square metres in the centre, has extended its lease by five years until the end of March 2031. Furthermore, options for additional extensions of two times three years and one time four years were agreed with the company. This allows for a potential lease term until the end of March 2041. According to its own statements, Deichmann is positioned as the market leader in the German and European shoe retail sector with 4,700 branches in 36 countries.
The drugstore chain Rossmann, which occupies an area of approximately 800 square metres and has over 2,300 branches nationwide, also exercised one of its existing extension options. This step means the lease will run for at least three more years. Previously, Kaufland had already secured its lease for an area of around 5,100 square metres ahead of schedule, with a term until at least the end of March 2033.
Strategic Importance and Asset Management
Fabian Schultheis, Managing Director of Real Estate at the Dr. Peters Group, classified the contract extensions as proof of the quality of the company's active asset management. He emphasised that the loyalty of the three tenants demonstrates confidence in the Seelow location and contributes to ensuring a diverse assortment for customers. The stability of the location over a period of more than three decades also reinforces confidence in being able to achieve extensions with other tenants of the property.
The local retail centre in Seelow comprises a total of twelve tenants and boasts an occupancy rate of 99.8 percent, which corresponds to almost full utilisation. In addition to the aforementioned tenants Kaufland, Deichmann, and Rossmann, other relevant anchor tenants that significantly shape the attractiveness and functionality of the location include the hardware store toom, Ernsting’s Family, and textile discounters KiK and TEDi.
