Mileway, a company specialising in last-mile logistics properties, has broken ground on a new construction project at Holzhauser Markt in Berlin-Reinickendorf. This event marks a significant step forward for the project, with construction scheduled to begin in October 2026. Local residents, district representatives, and members of Mileway's project team were present to celebrate the revitalisation of this site.
The project involves transforming a previously underutilised brownfield site at Holzhauser Markt into a modern logistics property. The development is aimed at companies supplying the Berlin area and the surrounding region. The location is approximately ten kilometres from Berlin city centre and is well connected to the B96, the A111, and public transport. Due to its location and flexible building concept, the property is suitable for various uses, including urban logistics, regional distribution, fulfilment, and service-oriented businesses.
Features and Sustainability
The project encompasses approximately 11,300 m² of lettable space and offers a clear hall height of 10.20 metres. The design includes eleven lorry docks, four ground-level gates, and at least two loading bridges per unit. Additionally, generous lorry manoeuvring areas and extensive parking spaces for cars and lorries will be provided. The areas are designed for 24/7 operation and equipped with LED lighting, a sprinkler system, and charging infrastructure for electric vehicles. A photovoltaic system covering approximately 3,300 m² is also planned. A BREEAM 'Very Good' certification is being sought.
Emine Demirbüken-Wegner, District Mayor of Berlin-Reinickendorf, highlighted that Holzhauser Markt has a long history as a business and employment location. With this development, a previously fallow brownfield site will be meaningfully reactivated, creating modern spaces for businesses and supporting the economic development of the district.
Ulrike Haack, Country Director Germany at Mileway, stated that a brownfield site at Holzhauser Markt is being developed into a flexible, energy-efficient logistics property for companies serving Berlin and the surrounding region. She emphasised that the development addresses local demand for high-quality spaces and brings a previously unused area into productive use. This is part of Mileway's Germany-wide development programme, which will provide approximately 270,000 m² of new logistics space upon completion.
Strategic Importance
Mario Costa, Head of Development at Mileway, explained that Holzhauser Markt exemplifies Mileway's strategy of unlocking the potential of well-located urban sites and establishing modern logistics spaces where customer demand is highest. He noted that Mileway's European pipeline includes more than 60 ongoing and future projects with a total area of 830,000 m², encompassing both new builds and the redevelopment of existing properties. By combining European presence with local market knowledge, long-term value is created for the supported businesses and involved communities.
