Mayor Zohran Mamdani of New York City announced the closing of financing for Sol on Park on Wednesday morning. This $214 million, 228-unit affordable seniors' housing development project is being realised on the Morris Houses campus in the Claremont Village neighbourhood of the Bronx.
Sol on Park, to be located at 3728 Park Avenue, is being developed in a partnership between the New York City Housing Authority (NYCHA), the Department of Housing Preservation and Development (HPD), and the Housing Development Corporation (HDC). The exact source of the funding was not disclosed. A request to a NYCHA spokesperson initially went unanswered.
Upon completion, Sol on Park will feature 80 flats reserved for current NYCHA residents of the Morris Houses campus. A further 68 flats are designated for formerly homeless seniors, and 80 units will be made available to low and middle-income seniors via the Housing Connect lottery. The project also includes a community area and a new pedestrian plaza.
Mayor Mamdani emphasised in a statement: “New Yorkers need housing relief, and we are using every tool at our disposal to deliver it.” He added that this project demonstrates what is possible when city agencies collaborate to leverage public land and public investment for the benefit of the city's population. “We are building affordable housing, creating opportunities for NYCHA residents, and proving that government can act with the urgency this housing crisis demands.”
According to the announcement, the project will also include on-site services from local health centres, as well as bicycle storage, laundry facilities, fitness rooms, and computer rooms. The city expects the first residents to move into Sol on Park in early 2029.
Dina Levy, Commissioner for HPD, stated in an announcement: “While we strive to ensure safe, affordable housing for all New Yorkers, we must also ensure that our most vulnerable residents are cared for.”
