n Marina del Rey, The Bradmore Group has developed 42XX, a cutting-edge commercial and retail campus that sets a new standard for sustainability. As the largest mass timber project in LA, this innovative design prioritizes environmental responsibility and human-centric principles. Spanning 151,067 square feet across three interconnected office buildings, cross-laminated timber minimizes the carbon footprint while creating a bright and airy workspace.

The campus boasts an exceptional coastal lifestyle, with 47% of its site dedicated to open green space transformed into an active ecosystem. The landscape features 33 mature trees, including western sycamore, peppermint, and strawberry species, providing natural shade and enhancing seasonal visual interest. Exterior walkways, paseos, and pocket parks seamlessly connect the campus to the surrounding neighborhood, fostering spontaneous interactions and blurring the lines between work and community.

The project's holistic approach creates an environment that supports creativity, prioritizes wellness, and advances ecological sustainability. With 11,000 square feet of curated landscape, 42XX sets a new benchmark for sustainable design in Southern California.
