PwC, together with the Urban Land Institute, published its 2026 Emerging Trends in Real Estate report, ranking the top markets for investment and development. The list derives from a survey of over 1,000 industry experts who evaluated prospects across the country. While the Sun Belt has long been touted for affordability, the report highlights the Northeast as a key region for 2026. “Four Northeast markets appear in the top ten,” said PwC partner Andrew Alperstein. “New York City’s return to office life, along with the accessibility and amenities of Brooklyn and Jersey City, makes them attractive for younger professionals.”
Jersey City surged 17 places last year, thanks to its proximity to Manhattan. Demand for dining, shopping, and housing has spurred $177.4 million in development during H1 2025, with 65 % of that capital directed toward apartments (CBRE Research/MSCI data). In contrast, Southern growth has slowed due to a narrower economic base. Austin’s tech‑heavy focus has cooled, leaving only two Texas cities in the top ten and three in the top 25. Alperstein noted that Dallas and Miami offer broader employment diversification, giving them an edge.
Cities that thrive into 2026 are those that balance affordability, robust job markets, and ample amenities without major compromises.
