ne million dollars once opened doors to luxury real estate, but today it barely qualifies. Realtor.com’s latest study shows the threshold for the top 10% of U.S. listings has risen to about $1.3 million, up from roughly $800 k in 2016. A $1 million purchase now lands in the middle; reaching the top 5% requires close to $2 million.
Luxury prices have surged. A home that was “luxury” at $1 million nine years ago would fetch about $1.6 million today.
In the West, Rifle, Colorado, has a luxury entry point of $16.5 million.
Large metros still command the bulk of seven‑figure listings. New York City leads with 12,000 homes above $1 million, followed by Los Angeles with 10,840 listings. Together, these two markets hold 36% of all $1 million‑plus homes nationwide.
