MLI Residential Properties is expanding its presence in Addison by purchasing a retail center adjacent to its under-construction AMLI Treehouse apartment complex. The Chicago-based developer plans to demolish the aging Midway Square Shopping Center and incorporate the 8-acre site into the apartment project, which will feature 26 for-sale townhomes, 165 apartments, and 12,500 square feet of retail space.
The shopping center, located at 14833 Midway Road, was acquired by AMLI in August through a deal brokered by Younger Partners' Ben McCutchin and Sam Kartalis. Financial details were not disclosed, but the property's value is listed at $993,600 by the Dallas Central Appraisal District.
AMLI plans to begin demolition on the shopping center early next year, with construction expected to follow shortly after. The project will also include 16 rental townhomes and 3.7 acres of open green space. Midway Square, built in the 1980s, has struggled with maintenance issues in recent years and was once home to popular dining spots like Jaxx Steakhouse.
The acquisition is part of AMLI's ongoing expansion in the Dallas-Fort Worth area, where it owns and operates 78 apartment communities nationwide. The company recently sold a 352-unit apartment property in Chicago for approximately $395,600 per unit and has doubled its office space at Addison's Liberty Plaza earlier this year.
