dvanced Real Estate has added the Newhope Village apartment complex to its Southern California portfolio, bringing the total to over 12,000 units. The Santa Ana property now houses more than 1,750 apartments, according to CEO Rick Julian, who noted that the acquisition enhances operational efficiencies and supports planned renovations.

    The gated, podium‑style building will receive extensive upgrades: in‑unit washer‑dryer units, new cabinetry, flooring, fixtures, appliances, windows, and a contemporary paint scheme. These improvements will be executed by Advanced’s in‑house teams—R3 Construction and Advanced Management Company. Residents will also enjoy amenities such as a pool, fitness center, and a children’s play area.

    Newhope Village is the second purchase under Advanced’s Opportunity Fund 24‑3. The fund previously acquired The Cove, a 138‑unit complex in West Covina, and intends to pursue additional Southern California acquisitions in the near future. The transaction was structured as a 721 contribution, allowing the former owners to defer taxes and become partners in the fund, diversifying their holdings.

    Advanced’s investment platform is open to a network of over 1,000 friends and family investors, who can contribute cash, retirement assets, or property. The company recently retired a $9.5 million HUD loan and plans to refinance the property, injecting additional capital into its $100 million+ fund.
