mazon is expanding its presence in Manhattan, reportedly eyeing a massive space next to its headquarters. The e-commerce giant is in talks to lease all 350,000 square feet of HSBC's current office at 452 Fifth Ave., which will become available when the bank moves to The Spiral next year.
The negotiations are with tower owner PBC, an Israeli real estate company, and involve separate teams of brokers from JLL. While a signed lease is far from certain, Amazon's interest in the space suggests it needs more room for its employees, who were recently told they must return to the office five days a week.
HSBC's departure will leave a significant void at 452 Fifth Ave., which has already attracted new tenants like private equity firm 17Capital. The asking rent on that lease was $160 per square foot, according to reports. Amazon has made big deals in the city before, including its $1.1 billion purchase of the Lord & Taylor site in 2020, but it's also walked away from several leases, including a large block at Harborside in Jersey City.
