nitWell Group, the parent company of Ann Taylor, Chico's, Lane Bryant, and LOFT, has expanded its presence in Times Square with a 20-year lease for an additional 55,000 square feet at 7 Times Square. The new lease brings KnitWell's total space to 246,000 square feet, occupying two more floors at the 1.3-million-square-foot building. The asking rent was not disclosed.
The property, located at the intersection of 42nd Street and Broadway, has recently undergone renovations, including the addition of conference space, a client lounge, and cafe services. Other notable tenants at 7 Times Square include GSI Exim America, Friedman Kaplan, and Flewber.
This lease is part of a larger trend in Manhattan's office leasing market, which saw significant momentum last year and has continued into this year. According to Colliers, office leasing volume exceeded 30 million square feet for the first time since 2019, with an availability rate tightening to 16.7 percent in November, its lowest level since September 2022.
