he Atlanta Beltline Inc. is moving forward with plans to develop its largest landholding into a mixed-use community that includes affordable housing options. The redevelopment project, valued at $270 million, will be built on 31 acres of land purchased for $26 million in 2021. The site, located at 425 Chappell Road in the Bankhead neighborhood, will feature up to 1,100 apartments and townhomes, with nearly 30% set aside as affordable housing. This includes rental units targeting families earning between 50-80% of the area median income and for-sale units serving households earning up to 120% of the median income.
The development aims to improve connectivity in the area by linking public green spaces, MARTA's rail network, and surrounding neighborhoods. The project will also include 5,000 square feet of commercial space. This effort builds on a previous proposal that stalled, with the Beltline's version prioritizing affordability and increasing density. The site is adjacent to a 90-acre property owned by Microsoft, whose plans for a corporate campus are currently on hold.
The Atlanta Beltline's efforts extend beyond this project, with recent purchases of nearby land and partnerships with developers to redevelop former industrial sites in the city.
