ain Capital Real Estate and Botanic Properties have acquired a major property in Greater Boston, paving the way for a transformative redevelopment that will bring a cutting-edge biomanufacturing facility to the region. Located at 45 Crosby Drive in Bedford, Massachusetts, the site will be converted into a 154,000-square-foot Class A space under their GenesisM platform, which focuses on creating tailored facilities for the life sciences industry.
The acquisition marks a strategic investment by GenesisM, a joint initiative between Bain Capital and Botanic to address the growing demand for biomanufacturing infrastructure. The redevelopment will cater to the complex needs of biotech companies, featuring advanced specifications such as 12,000 amps of electrical power, 27-foot ceiling heights, and flexible column spacing.
Strategically situated near the Route 3 corridor, the property offers proximity to the greater Boston workforce and Kendall Square, one of the world's top biotech hubs. "We developed GenesisM to support biomanufacturing tenants struggling with high capital costs and lack of access to purpose-built space," said Joe Marconi, Partner at Bain Capital.
GenesisM's "Enhanced Core" design approach aims to reduce fit-out time and construction costs while enabling scalable manufacturing space that adapts to a company's product development lifecycle. The platform combines speed-to-market with long-term adaptability, crucial for biopharmaceutical companies navigating clinical and commercial production phases.
Bain Capital's Real Estate team brings extensive sector experience, having invested in over 7 million square feet of life science space since 2013.
