X Ventures is moving forward with plans to build a 28-story apartment building in Downtown Berkeley, which would become the city's tallest structure. The developer has submitted its design for a 317-foot-tall tower at 1950-1998 Shattuck Avenue, just a block from the UC Berkeley campus. The proposed high-rise would replace five commercial buildings and feature 599 apartments, including studios and two-bedroom units, as well as shops, restaurants, and parking facilities.
The building's design includes a fitness center, conference rooms, and lounges on the second and 14th floors, with a rooftop restaurant offering panoramic views of the city. The project would utilize Senate Bill 330 and a state density bonus to allow for a larger building than local zoning rules permit.
NX Ventures has proposed several other apartment projects in Berkeley, including a 14-story building at Milvia Street and a 166-unit complex at Shattuck Avenue. The developer is also working on a 207-unit complex at University Avenue and a 16-story building at Shattuck Avenue.
The project adds to the growing number of high-rise developments planned for Downtown Berkeley, which has seen rapid growth in recent years. With thousands of apartments already proposed or under construction, the city's student housing shortage is expected to be alleviated in part by these new developments.
