eal Estate Insiders Unfiltered podcast explores the real estate industry's people and forces. On its latest episode, Real Brokerage President Sharran Srivatsaa shares his experience as a seller in the post-NAR settlement landscape. He emphasizes that agents should focus on their skills rather than charisma.
"We're advisors and professionals hired for our expertise," Srivatsaa said. "It's not about a marketing presentation; it's about guiding clients through the process." He stresses that there is no one-size-fits-all script for explaining buyer representation and compensation.
Srivatsaa also highlights the need for leaders to prioritize skill development as the key factor in agents' success. In his own experience, he experimented with not listing anything for buyer representation on a flip property. When asked how to respond to buyer agent inquiries about compensation, Srivatsaa advised saying: "My seller is open to paying buyer representation compensation based on the terms of your offer."
This approach led to four offers above asking and varying requests from agents. Srivatsaa realized that this issue is not just about buyers but also about how sellers manage the process. He believes it's a listing-centric problem, requiring clear communication with clients about their options and responsibilities.
