illy Joel's Centre Island estate, MiddleSea, has relisted for $29.9 million after a price cut and reconfiguration of the property. The 14-acre main residence is now one of three parcels being sold separately from two adjacent buildable lots.
The original listing, which hit the market in May 2023 for $49.9 million, was stalled due to ongoing renovations that took over five years to complete. Listing broker Emmett Laffey explained that the new price reflects the splitting of the property into three parcels: the main house and two neighboring 3-acre lots.
The restructured listing allows buyers to purchase the main house for $29.9 million, with the option to buy the adjacent buildable lots for $4.95 million each. This configuration brings the total value close to $39 million, a significant reduction from the original asking price.
Laffey noted that Joel's decision to sell the property in pieces mirrors how he initially purchased it 20 years ago. The main house features 20,000 square feet of living space, including five bedrooms, eight bathrooms, and sweeping views of Long Island Sound. Additional amenities include a spa, ballroom, wine cellar, and guest house with a bowling alley.
The sale of the gatehouse portion to a North Shore couple for $7 million has already taken place, and Laffey reports that there have been several offers on the main house from fans of Joel's music. Despite parting with the property, Joel plans to remain in the area, citing his existing home on Long Island and a desire to spend more time in Florida.
