Billy Joel sells MiddleSea gatehouse portion to new buyer

Billy Joel's Long Island estate has a buyer for part of it, marking the first sale in years.

illy Joel's Long Island estate is finally selling, but not all of it. The gatehouse, where the music legend occasionally stays when visiting his waterfront Centre Island property, has gone into contract for $8.5 million.

    The buyer, a couple from Long Island's North Shore, will get 5,565 square feet of living space on 4.95 acres with five bedrooms, four bathrooms, two kitchens, and an apartment with three bedrooms and a bathroom. The annual taxes are $90,000, and the sale is expected to close in 45 days.

    The gatehouse is part of Joel's 26-acre MiddleSea compound, which has been on the market since September with a reduced asking price of $39.9 million. The main house underwent a multimillion-dollar renovation that took longer than expected, but the sale of the gatehouse is moving forward.

    Joel bought the original estate in 2002 for $22.5 million and expanded it over time. He has been trying to sell the property since 2023, but the unfinished state of the main house made it difficult to attract buyers. The gatehouse, however, has been a more attractive option, with its own private beach access, heated pool, and stunning water views.

    The sale of the gatehouse is seen as a positive step for Joel's estate, which includes four lots totaling 26 acres. The buyer will have plenty of room to build on the remaining land if they choose to do so.
