Birkdale Village expansion faces setbacks in Jamestown development

Huntersville Planning Board rejects Jamestown's Birkdale Village expansion proposal in 4-3 vote.

J
amestown's proposal to expand Birkdale Village in Huntersville has hit a roadblock after the Planning Board voted 4-3 to recommend denial of the rezoning request. The final decision now rests with the Huntersville Board of Commissioners, who will review the project on March 18.

The developer wants to rezone the 250,000-square-foot development to allow higher density and is seeking approval for a $200 million expansion that includes a 125-key hotel, 150 multifamily units, and over 26,000 square feet of retail space. The plan also calls for two parking decks and would replace existing buildings with new structures.

Jamestown argues that the project aligns with Huntersville's 2040 Comprehensive Plan, which encourages high-density growth in designated areas. The company anticipates the expansion will bring substantial economic benefits, including an additional $200,000 in annual property tax revenue. However, some residents have expressed concerns about increased traffic congestion and changes to the community's infrastructure.

The proposal differs from a similar rezoning request made by North American Properties in 2023, which was denied due to public outcry. Jamestown's plan includes significant updates to retail and office components, with plans to bring new tenants to the complex, including the potential return of Barnes & Noble.
