    Reid began by highlighting Blue River Development's impressive slate of upcoming closings in 2025, with over 20 projects on track and 60 deals in various stages of negotiation.     "We're focused on helping our clients fill their land pipelines," Reid explained. "The housing market's evolution has created a persistent lack of supply, and we believe solving this problem begins with securing high-demand locations."

    To achieve this goal, Blue River Development leverages cutting-edge technology to analyze months-of-supply (MOS) inventory data. Currently, Atlanta's MOS stands at three months, and the company aims to reach equilibrium by targeting six-month supplies.

    The team's recent pivot towards land development has yielded impressive results, with Brad Cooper crediting their tight business plan and underwriting standards for last year's success. "We've assembled a top-notch team, and our disciplined approach has paid off," he said.

    Michael Cooper discussed the impact of fluctuating interest rates and supply chain disruptions on the housing industry. While rates are expected to remain stable this year, past fluctuations have affected underwriting processes. The COVID-19 pandemic also led to supply chain slowdowns, resulting in delayed development timelines and reduced supply availability.

    However, Michael noted that the current market presents opportunities for growth. "We're seeing a resurgence of bidding activity, which is helping us move projects forward," he said. "Despite some challenges, we're optimistic about our forecast for 2025."
