creative estate agency is using a festive twist to grab attention and sell properties - by featuring the Grinch in every room.
At a time when homebuyers are distracted by Christmas festivities, Legacy Property Consultants have found an innovative way to stand out from the crowd. The agency's CEO Dennis Matse-Orere and head of marketing Leila came up with the idea to dress up colleagues as Dr. Seuss' infamous holiday character and take photos of properties with the Grinch inside.
The concept was inspired by another firm that used a non-Grinch character in their listings, but Legacy Property Consultants decided to put their own spin on it. They convinced several landlord clients to let them take new property pictures featuring the Grinch, which has proven to be a huge success. Some listings have seen an 840% increase in clicks compared to those without the Grinch.
Leila explained that they wanted to differentiate their ads and stand out from other agencies. She said: "We saw another agency featuring a panda character in their listings - and suddenly we had a flood of ideas. I said 'why don't we do the Grinch?' - and Dennis, who wouldn't usually agree to something like this, said 'why not?'".
The campaign has been so successful that Leila and her colleagues have all taken turns wearing the Grinch suit. She added: "At first, it was a bit of a challenge to convince some landlords to let us feature the Grinch in their properties, but once they saw the results, they were on board." The agency's stats are impressive, with two or three properties rented out within hours of posting the listing online.
