ockpoint, a Boston-based real estate private equity firm, has made its mark on the Massachusetts industrial landscape with the acquisition of Uxbridge Distribution Center. This 607,000-square-foot cross-dock facility, situated on a 70-acre site in Uxbridge, boasts an enviable location just under an hour from both Providence and Boston.

    Strategically positioned in the Worcester submarket, the property offers seamless access to Massachusetts' primary distribution corridors and a deep pool of skilled labor. Its functional design features ample parking space, outdoor storage, and adaptable layouts suitable for single- or multi-tenant configurations. With approximately 73% occupancy via long-term leases, the remaining vacant space is primed for development.

    Rockhill Management, Rockpoint's in-house property services affiliate, will oversee day-to-day operations at Uxbridge Distribution Center. According to Fred Borges, Senior Managing Director at Rockpoint, this acquisition represents a prime opportunity to capitalize on Boston's thriving industrial market, where consistent rent growth has been driven by strong demand and limited new supply.

    This transaction underscores Rockpoint's commitment to high-quality industrial assets, following recent investments in Gateway Logistics (phase two) in Tampa and Race Track Logistics in Pompano Beach, Florida. Since 2020, the firm has made 13 industrial investments totaling over 12 million square feet.
