boutique developer, Eckstrom, led by Carlos Saavedra and Nicole Eckstrom, secured Brooklyn's top luxury contract for a $15.5 million townhouse at 307 Hicks Street in Brooklyn Heights. The property, which was purchased for $5.1 million in January, is being converted from a multifamily to single-family home with custom finishes. The renovation is expected to be completed by July 2025.
Eckstrom has also overseen similar renovations at another Brooklyn Heights townhouse, 170 Clinton, which entered contract in September after asking $14 million. Additionally, the developer has an off-market property in Cobble Hill under contract for over $11 million.
The second-highest priced contract last week was a 25-foot-wide carriage house at 12 College Place in Brooklyn Heights, listed for $9.75 million. The home underwent price cuts since its initial listing of nearly $15 million in 2022 and has three bedrooms, three bathrooms, and 1,125 square feet of outdoor space.
In total, 22 luxury contracts were signed last week, with a combined asking volume of $92.6 million, surpassing the same period last year's $57.2 million. Brooklyn luxury homes spent an average of 99 days on the market, had an average price per square foot of $1,782, and an average discount of 1 percent.
