rooklyn's luxury market roared back to life just two weeks into the new year, with a record-breaking $50.7 million in contract signings for homes priced at $2 million or more. According to Compass' weekly report, 17 contracts were signed last week, including 11 condos and six townhouses, with a median asking price of $2.5 million and an average price per square foot of $1,417.
The priciest deal went to 193 Carlton Avenue in Fort Greene, a 3,780-square-foot townhouse that sold for $3.9 million after being listed for $5.9 million. The home, built in 1905, features four bedrooms, four bathrooms, and over 1,000 square feet of garden space.
The second most expensive contract was for unit 11A at Quay Tower in Brooklyn Heights, a four-bedroom, three-bathroom condo that sold for an undisclosed price after being listed for $4.5 million. The property has private elevator access, wide-plank oak flooring, and insulated floor-to-ceiling windows.
Homes going into contract averaged 186 days on the market and had an average discount of 3 percent. Compass' Nick Gavin, Allie Fraza, and Ugo Russino had the listing for the Carlton Avenue townhouse, while Douglas Elliman's Josh Lieberman represented the seller at Quay Tower.
