Brooklyn Luxury Market Sees Near-Doubling in Volume Driven by Townhouse Craze.

he Brooklyn luxury market saw a significant surge in activity, with the total volume nearly doubling compared to last year. From September 30 to October 6, 15 units went into contract for $57 million, according to Compass' weekly report of homes asking $2 million or more. In contrast, 11 units went into contract for $29 million during the same week last year.

    The townhouse market was the driving force behind this growth, with 12 deals made at a median asking price of $4 million. The most expensive deal was a Cobble Hill townhouse at 321 Clinton Street, listed by Douglas Elliman's Lindsay Barton Barrett for $11.3 million. This 4,700-square-foot home features original 19th-century details and modern amenities.

    Another high-end sale was a historic carriage house in Clinton Hill, listed by Corcoran's Lesley Semmelhack for $4.8 million. Built in 1907, the property has been renovated to include two apartments with unique architectural features.

    In contrast to these townhouses, which sold within a month of listing, condos in Brooklyn asking over $2 million claimed only three contracts last week, with One Domino Square leading the way at $4.5 million. This sale marks the latest appearance by Two Trees' project in Williamsburg's luxury market.
