runswick County's residential real estate market saw significant gains in July, with sales numbers, total volume, and pending sales all outpacing last year's figures. According to Cynthia Walsh, CEO of the Brunswick County Association of REALTORS, "July was a hot month for home sales, and the surge in pending sales suggests strong momentum heading into August." New listings rose 13% from 668 to 755, while homes sold jumped 16.9%, reaching 629 units, the highest monthly total so far this year.
Total sales volume increased by 17.1% to $293 million, with the median sales price rising 4.5% to $388,495. The luxury market was particularly active in July, with 34 sales over $1 million, including a $5 million sale on Bald Head Island. Inventory levels are up 16.5% compared to last year, pushing the absorption rate to five months.
Pending sales reached their highest level in more than a year, increasing by 40% from last July. Year-to-date sales volume through July totaled $1.69 billion, up 5% from the same point in 2024. The number of units sold increased 5.5%, while new listings rose 10.7%.
