For the second year in a row, Pascagoula, Mississippi, tops the list as the leader in beach house affordability. The Gulf Shore city has made significant efforts to revitalize its downtown area over the past decade, and it's now seeing the benefits of this investment. With a strong local job market, walkable shopping district, and stunning waterfront homes, Pascagoula is an attractive option for those looking for a beach town with a rich history.
Other newcomers to the list include Long Beach, Washington, and Ocean City, Maryland, which offer a mix of affordability and amenities. The expanded roundup includes 12 coastal towns across seven states, including New Jersey, Florida, and the Carolinas.
To determine the most affordable beach towns, Realtor.com economists analyzed federal data on beaches and their locations before creating a list of coastal cities and towns. They ranked these towns by median list prices in April for single-family homes, excluding mobile homes and only considering cities with at least 50 active listings.

1. Pascagoula, MS - $165,610
