alare Properties has expanded its portfolio with the acquisition of 14 Garabedian Dr. in Salem, N.H., a prime warehouse property spanning approximately 108,000 sq. ft. on 5 acres near the Massachusetts border.
The facility was purchased fully leased, with the prior owner remaining as a long-term tenant through Calare's Sale Leaseback Program. According to Tim Collis, VP at Calare, this program offers a "win-win" scenario for property owners, allowing them to realize gains in their real estate while minimizing business disruptions and ensuring the property is maintained by a trusted operator.
The primary tenant has been based in the building for many years, operating a regional business in specialty contracting and demolition. Additional space is leased to a national supplier of construction materials. The building's flexible layout accommodates construction equipment and products, with convenient truck access via 12 loading docks and four drive-in-doors.
Located along the Massachusetts-New Hampshire border, 14 Garabedian Dr. offers direct access to Southern New Hampshire, Maine, and Northern Massachusetts, making it an ideal location for businesses in the region. JLL's broker team represented both the buyer and seller in this transaction.
