RS Real Estate Partners has completed the $5.95 million sale of a new retail building in French Valley Marketplace, located at 35974 Winchester Road in Winchester, California. The property features Panera Bread and Toro Sushi on long-term leases, with one available unit.

    The seller was represented by SRS Capital Markets Senior Managing Principals Matthew Mousavi and Patrick Luther, along with Vice President Jack Cornell. The buyer is a private investor from La Jolla, California, who was in a 1031 exchange. The sale yielded a 5.92% cap rate, with a new loan placed on the property.

    "This sale marks another milestone in the break-up strategy of French Valley Marketplace," said Mousavi. "SRS has executed 11 sales totaling over $55 million on behalf of the seller/developer within this center." Other notable sales at the center include Grocery Outlet, EoS Fitness, and Chipotle.

    The demand for French Valley Marketplace remains strong due to its prime location in a high-growth Temecula submarket. The area is home to a diverse range of industries, including biomedical, biotech, life science, technology, advanced manufacturing, tourism, and retail. Temecula's business-friendly atmosphere, high standard of living, and well-educated workforce make it an attractive destination for businesses.
