The purchase included both the business and real estate, situated as an outparcel to Highlands Crossing regional shopping center, adjacent to the 210 freeway and home to national tenants like Lowe's and In N Out Burger. Victor Buendia represented the seller, a San Diego-based investor, while Scott Olson from C-Store Realty represented buyer G&M Oil Company, California's largest Chevron franchisee with over 200 locations.
Built in 2012, the property features an eight-pump Chevron station, self-serve car wash, and approximately 3,000-square-foot ExtraMile convenience store. Strategically positioned at a signalized entrance to the shopping center, it offers multiple access points. The area is experiencing growth, with a population of over 66,000 people and average household income of $113,800 within a seven-minute drive.
According to Buendia, "This transaction highlights the demand for well-located gas station and carwash properties in Southern California's Inland Empire. With its prime spot at Highlands Crossing and proximity to the 210 freeway, this property is poised for future growth."
