outh Florida's real estate market has seen a significant shift in foreign buyers, with Argentina surpassing Colombia as the top country for purchases last year. Despite this trend, Argentinian buyers dominated international purchases, accounting for 18% of all foreign transactions.

China has taken over as the top country searching for South Florida homes, pushing Colombia to second place. Chinese users registered the most searches on Miami Association of Realtors' public listings portal in April, with Colombians following at 9%. Venezuela, Canada, and India also showed significant interest, but demand from international buyers has dipped due to President Trump's immigration policies.

A law signed by Gov. Ron DeSantis restricts Chinese investment in Florida, banning nearly all Chinese citizens and businesses from purchasing real estate in the state. The law is being challenged in court, with a group of Chinese citizens alleging it is discriminatory and unconstitutional. Colombians have been a major buyer pool for condo developers in South Florida, but Argentina represented 18% of all international purchases last year, followed by Colombia at 14% and Canada at 8%.
