llen Morris Company is shifting its focus to Coconut Grove, where it's planning a mixed-use development with offices, condos, and retail spaces. The project, which includes a streetscape and park component, will be built on a 1.7-acre property at the intersection of Grand and Florida avenues. Allen Morris plans to move its headquarters to the site, partnering with the Espinosa family that owns the land.
The development will feature a five-story office building with 100,000 square feet of space, as well as a three-story condo building with approximately 20 units. The project will also include about 40,000 square feet of ground-floor retail and a rooftop restaurant. Coconut Grove Laundry & Cleaners will open a new location in the building.
Coconut Grove has become an attractive location for developers, with several companies already based there or moving their headquarters to the area. Home prices have increased due to its proximity to private schools and waterfront access. Allen Morris will keep its family office in Coral Gables but move its main operations to Coconut Grove.
The project's design team includes Oppenheim Architecture and landscaping expert Andres Arcila of Naturalficial. The Espinosa family aims to leave a lasting legacy with the development, which they've operated from for over 60 years. Allen Morris is proposing improvements to Kirk Munroe Park, including management and funding for public upgrades.
Construction is expected to begin in the third quarter of next year and be completed by the end of 2027. The condos will range in price from $2.5 million to $8 million, with sales led by One Sotheby's International Realty. Retail leasing will be handled by Vertical Real Estate, while office leasing will be managed by Cushman & Wakefield.
