olorado Springs has been named the top real estate market for 2025 by Realtor.com, a popular online real estate platform. According to the site, this year's top markets share several common characteristics, including a strong presence in the South and West, significant recent sales growth, abundant inventory driven by new construction, and younger populations with ties to the military or international connections.

Realtor.com's chief economist, Danielle Hale, notes that these markets are also relatively affordable and benefit from flexible work arrangements. Despite stable home prices, Colorado Springs' high military population gives residents an advantage in accessing VA home loans, making homeownership more accessible.

The median list price in Colorado Springs last month was $485,000, with a 27.1% year-over-year increase in existing home sales projected for 2025. Realtor.com's top 10 real estate markets for 2025 include several other cities in the South and West.

Local real estate agents are divided on the outlook for Colorado Springs' market. While some express skepticism about the predicted 27% growth, others believe the market is primed for a boom due to pent-up demand from buyers who have been waiting out an unhealthy real estate environment. Experts predict that stabilizing interest rates and improving purchasing power will drive market activity, but ongoing labor and material constraints may limit new construction and keep prices steady.

For homebuyers, Realtor.com's top markets offer relatively affordable options, with median list prices ranging from $200,000 to over $500,000. However, local agents caution against trying to "time the market" and advise buyers to focus on their own financial readiness for homeownership.
