he GW apartments, built in 2023, have been sold for $39 million. Maxx GW Apartments LLC purchased the complex at 16500 S. Golden Road in Golden from Confluence Cos. for $39.2 million. The 86-unit mixed-use development includes 9,000 square feet of commercial space.
AvalonBay is set to break ground on a new 312-unit multifamily project at 7800 Crowfoot Valley Road in Parker. The apartments will be distributed over 11 two-to-four story buildings, with the firm also starting sitework for seven acres of nearby future commercial and retail space.
Other notable deals include:
* SRE 1601 Colorado LLC purchasing an apartment complex at 1601 Colorado Blvd. in Denver for $9.15 million from Colorado Commons LLLP.
* Antonoff & Co. Brokerage Inc. reporting the sale of a 17-unit, two-story apartment complex at 1107 Carr St. in Lakewood to 1104 Carr LLC for $2.67 million.
* Fuller Real Estate reporting the purchase of a 24,795-square-foot office building at 6775 E. Evans Ave. in Denver by Support Management Properties LLC for $2.65 million.
Additionally, several industrial properties have changed hands:
* Colorado Air Filter LLC leased 20,304 square feet at 340 E. 56th Ave. in Denver.
* Rodolfo and Angel Guzman purchased a 1.81-acre industrial property at 14104, 14206, and 14308 E. Smith Road in Aurora for $750,000.
* Mashburn Delivery Service Inc leased 52,200 square feet on a 6.22-acre lot at 14209 E. 35th Place in Aurora.

* IOV 5350 Newport LLC purchasing properties in Commerce City for $7.1 million from 5350 Newport Property LLC.
* FIP Master Funding XXV LLC purchasing a property at 5000 N. Kingston St. in Denver for $6.8 million from Premier Central Holdings LLC.
* Astra Opera LLC purchasing a property at 7475 S. Joliet St. in Englewood for $2.55 million from CLF Pulco Two LLC.
