|Spaces, a local coworking firm, is expanding its presence in suburban Williamson County. The company has leased 25,000 square feet at 216 Centerview Drive in Brentwood and is finalizing a 23,000-square-foot lease at 840 Crescent Centre Drive in Franklin's Cool Springs area. These locations will bring E|Spaces' total footprint to nearly 250,000 square feet, with 150,000 square feet added since last August.
The expansion comes as other coworking giants face challenges. WeWork, for example, terminated 69 leases nationwide, including its downtown Nashville lease at One Nashville Place tower. E|Spaces CEO Jon Pirtle notes that companies are seeking more efficient and cost-effective solutions, shifting away from large open spaces to private offices.
E|Spaces has successfully targeted suburban markets, where clients prefer easier access to highways over downtown locations. The firm's strategy focuses on providing flexible, long-term solutions for businesses looking to adapt to hybrid work models. While E|Spaces may not be a fit for large companies like Amazon, it has seen significant growth with smaller businesses that start with them and expand over time.
