reation is expanding its presence in the Dallas-Fort Worth industrial market through partnerships with prominent players. The company has acquired a 36-acre site at the intersection of interstates 35 and 635 in Farmers Branch, where it will develop 635 Exchange, a three-building complex totaling 600,000 square feet on a former landfill. Separately, Creation is teaming up with Crow Holdings Capital to build Triad 820, a 137,000-square-foot logistics center in North Fort Worth.
Both projects offer easy access to DFW International Airport and are part of Creation's growing portfolio, which includes $280 million in industrial projects under construction. Despite rising vacancy rates due to increased deliveries, average asking rents in the Dallas-Fort Worth market have seen a 2% increase from the first quarter and a 9% rise year-over-year.
Creation has been rapidly expanding since its founding in 2020, with its $17 million headquarters opening last year. The company plans to enter mixed-use development next year, further solidifying its presence in the region's real estate market.
