A
new affordable housing project is proposed for Del Rey, replacing two small residential buildings at 11907 West Culver Boulevard. Property owners Mike and Denise Stern have filed a plan with the Los Angeles Department of City Planning to demolish the existing structures and build a five-story building consisting entirely of affordable units. The 57-unit development would feature studio and one-bedroom apartments without parking, reserving one unit for a manager.
The project is eligible for streamlined approval under Executive Directive 1, which expedites the process for 100% affordable projects in Los Angeles County. The building will cater to low- and moderate-income renters, defined as those making up to $89,550 annually for one person. Metropolis Architecture is designing the project, which would be the latest five-story structure in the area.
The development comes amidst a push to meet the state's mandate of building over 456,000 new homes by 2029, including 185,000 affordable units. In nearby Marina del Rey, a 100% affordable housing building is also underway, with plans to convert a parking lot into a 90,000-square-foot development for moderate-, low- and very low-income households.
