DeMarco Adds to Scarinci Hollenbeck Real Estate Team

Joe DeMarco joins Scarinci Hollenbeck as partner in its commercial real estate group, adding deep redevelopment expertise.

eteran real‑estate attorney Joe DeMarco has joined Scarinci Hollenbeck LLC as a partner in its commercial real‑estate practice. The Little Falls‑based firm announced the move on Sept. 25, noting DeMarco’s more than 20 years of experience across public and private sectors.

    In his new role, DeMarco will guide clients through intricate property deals, focusing on redevelopment projects—from drafting agreements and securing local approvals to overseeing project execution. He currently serves as county counsel for Somerset County, borough attorney for Roselle Park, and redevelopment counsel for South Bound Brook.

    DeMarco’s background includes four years as business administrator for the City of Bayonne and three years in the same role, plus assistant town attorney, for West New York. There he managed daily municipal operations, negotiated redevelopment and financing contracts, updated master plans, led zoning and planning departments, and crafted long‑term redevelopment strategies. He also represents private developers, investors, and businesses in land‑use matters, real‑estate transactions, and regulatory compliance.

    Prior to joining Scarinci Hollenbeck, DeMarco was a partner at Cleary Giacobbe Alfieri Jacobs LLC in Oakland for six years. “Having worked in government and with private developers, I understand how complex and time‑sensitive redevelopment can be,” he said. “I’m excited to bring that experience to the firm and help clients realize transformative projects.”

    Managing partner Donald Scarinci praised DeMarco as a “deal maker,” noting his deep knowledge of land‑use regulations, municipal ordinances, and politics—key factors in New Jersey real‑estate success—and his commitment to public service.
