Denver Approves Retail Parking Lot Redevelopment Project by East West

East West Partners advances $1.5M sq ft redevelopment at Denver shopping center with City Council approval.

ast West Partners has secured approval from the City Council to redevelop 13 acres of the Cherry Creek Shopping Center into a mixed-use project. The locally based developer will transform the west side of the shopping center, replacing a parking lot and some vacant big-box stores with residential and office towers. The project, dubbed Cherry Creek West, will feature four apartment buildings with 825 units and three office buildings totaling 600,000 square feet.

    The development agreement includes a commitment to set aside 12% of the homes as affordable housing for households earning up to 60% of the area median income. The campus will rise up to 13 stories, include ground-floor shops and restaurants, a farmer's market, and nearly 4 acres of open space. East West aims to create a "15-minute community" where residents can easily access amenities without relying on cars.

    Construction is expected to begin this year, with demolition of existing buildings scheduled for next spring. The project will be completed in two phases over the next decade, with the first phase breaking ground in summer 2026 and finishing three years later. East West Partners has a proven track record, having developed and sold over $7 billion worth of residential and commercial projects since its founding in 1986.
