xbow Development Group plans to revitalize a 4.7-acre site in San Antonio's Southtown District with a mixed-use development called Southtown Aldea. The project will feature 250 apartments, 40,000 square feet of retail and restaurant space, and a parking garage at 141 Lavaca Street. Construction is expected to begin next year, with the first phase concluding in 2028.
The development aims to connect Southtown with Hemisfair and downtown while preserving the area's artistic and cultural spirit. Three six-story buildings along César East Chávez Boulevard will house apartments and commercial spaces, while two buildings along Lavaca Street will be one story tall to maintain a residential character. Pedestrian accessibility is central to the project, with courtyards and walkways connecting the buildings.
To manage traffic, Oxbow proposes installing traffic lights at Matagorda and César East Chávez, as well as closing certain streets to restrict vehicle access into residential areas. The development will also preserve two historic structures on the site: an Italianate-style former school building from 1878 and a grand mansion built in the 1890s.
Oxbow is seeking zoning changes and approvals from various city commissions, with potential financial incentives from the city and county. The developer has ongoing investments in San Antonio, including multifamily and office development, as well as a hotel near the Pearl Brewery. According to Omar Gonzalez, director of development at Oxbow, "Our hearts are in San Antonio," and the company is eager to pursue more large-scale mixed-use projects in the city.
