Developer Seaport Entertainment considers offers for 250 Water St. vacant parcel

SEG completes internalization of food and beverage operations at many restaurants.

eaport Entertainment Group is weighing offers for its 1.1-acre vacant lot at 250 Water St., a prime location near the Seaport's bustling Pier 17. The site was once envisioned as part of a mixed-use project, but after Howard Hughes Corp. spun off SEG last summer, its future was uncertain.

    SEG, not in the development business, is expected to sell the property, and it has tapped JLL to field offers. Over 130 potential buyers or partners expressed interest, according to CEO Anton Nikodemus. The company has since narrowed down the list to three or four contenders, but no names have been revealed.

    Meanwhile, SEG has taken steps to internalize food and beverage operations at its restaurants, including terminating a management agreement with Jean-Georges Vongerichten's Creative Culinary Management Company for the Tin Building. This move was described as an "administrative step" to complete the process of licensing agreements. The company took a $33 million loss on the Tin Building in 2024, but it remains open and popular, particularly its House of the Red Pearl restaurant.
