ines has acquired nearly 3,000 acres in southeast Texas for a massive 7,000-home community in Fort Bend County. The property, situated south of FM 1093 and east of Fulshear, marks one of the company's largest land purchases to date. The Houston-based developer, led by chairman Jeffrey Hines, purchased the land in December without disclosing the price.
The community will feature homes priced between $400,000 and over $1 million, with construction set to begin this quarter. Homebuilders attached to the project include Toll Brothers, Perry Homes, and Highland Homes, while Vogler & Spencer will manage civil engineering work. Hines has partnered with Fort Bend County to finance infrastructure improvements, including extending Texas Heritage Parkway through the community.
The development will boast a 5-acre recreation center and provide residents with access to hike-and-bike trails winding through 800 acres of natural features. This ambitious project is Hines' most significant master-planned endeavor since First Colony in Sugar Land, which began development in 1976. The company has completed 26 communities in the Southwest since returning to residential development in 2005.
The Houston area is experiencing a surge in master-planned communities, with notable developments like McCord's Generation Park and Sunterra Lakes. Texas has emerged as a top market for such projects, driven by growing demand for these types of communities.
